Balboa Park Area Apartment Balcony Restoration & Safety Upgrade
The Problem
An apartment complex near Balboa Park in San Diego had some structural safety issues that needed repair as soon as possible. The safety railings were unsafe and the floor was deteriorating allowing water intrusion into the balcony structure and the steel support post for the landings were rusted through at the bottom.
The Solution
McKowski’s was called in to evaluate and repair the damages. The 300 lineal feet of floor was cut open and the framing repaired. Blocking was added under the railing plates and new anchor plates were installed on all 65 railing posts. The plywood floor was replaced, a West Coat water barrier was installed over the plywood, new wire mesh and deck mud was applied, new bonderized metal edge flashing installed, the metal support posts were replaced with new galvanized steel posts, and lastly, a West Coat MACoat water proofing system was applied and painted.
The Result
The balcony landings and railings are structurally sound. The complex is SB326/SB721 compliant, and the balcony floors look like new again.
