Window box water intrusion repairs for a La Jolla Condo Association
The Problem
A condo association in La Jolla has problems with water intrusion on most of their bay window boxes due to termites, wood rot, and deteriorating building paper.
The maintenance for these structures is costly and never ending.
The Solution
The association called McKowski’s Maintenance Systems Inc. and asked for an alternative to wood.
We removed all of the old exterior plywood, fascia boards, wood trim, and building paper.
Replaced the damaged framing and installed new insulation. We then replaced the building paper with the latest innovation in building energy wrap product.
The plywood was replaced with Hardy siding, and the wood fascia board and trim were replaced with Hardy fascia board and trim.
Everything was painted to match.
The Result
The association still has the beauty of natural wood without the constant maintenance.
Hardy products are a fiber cement product that are impervious to termites, will never rot or warp due to weather conditions, and are built to last 30 to 50 years when properly maintained.
The homeowner no longer has to worry about water intrusion and the HOA is considering replacing all of the bay window box wood throughout the community with Hardy products.
