HOA Patio Restoration in Del Cerro: Concrete, Stucco, and Fence Repairs Done Right

The Problem

An HOA in the Del Cerro area had a home where the HOAs trees had lifted and cracked the back patio floor. The roots had lifted the concrete high enough to press against the weep screeds, blocking them off as well as creating an unsafe & unsightly trip hazard. The concrete had been improperly repaired in the past and the repair did not match the concrete style or color.

The Solution

The HOA called their preferred vender, McKowski’s Maintenance, and asked us to provide a proposal to repair the damages caused by the tree root.
We needed to remove the fence to demo and set forms for the new concrete. Next, we replaced the weep screed and set it at the industry standard of 2″ above the hardscape.
The building paper was replaced, and the stucco was textured to match the existing seamlessly. Once we removed the roots and graded the soil, the concrete was poured, and the aggregate was applied to match the existing.
The fence and trellis posts were damaged and unusable, so we replaced them and some of the fence framing, top rails and pickets.

The Result

The HOAs obligation to its residents has been met. The homeowner is happy with their beautiful patio floor and fence replacements, and they can enjoy the patio just in time for Summer.
