Mission Valley HOA: Solving Asphalt Trip Hazards with Strategic Cold Patching
The Problem
An HOA in Mission Valley had deterioration of the asphalt in the pool parking lot creating trip hazards. Their insurance company told them they needed to fix it asap, but the City was going to tear up the street soon for a sewer pipe repair. They needed a temporary repair that would hold until the City work starts.
The Solution
They called McKowski’s and asked for a cost-effective solution that would satisfy the insurance company and keep the residents safe. We offered to cold patch the damaged areas.
The key to cold patch is preparation and compaction. McKowski’s team snapped a caulk line around the damaged areas and then saw cut the asphalt to create a solid side edge. We dug out the area between the concrete swale and sawcut asphalt edge to about 1″ to 1.5″ deep and thoroughly cleaned out area to be patched. The cold patch was applied, tamped down and then meticulously compacted with different size hammers until it was solid.
The Result
A week later, the cold patches are as solid as day one. The insurance company is satisfied, and the residents can walk without fear of tripping over lose or missing asphalt.
