Water Intrusion Repair For HOA in Mission Valley

The Problem

An HOA built in the 80s in Mission Valley has water intrusion into their basements. Over the years the water barrier on the block wall has deteriorated. The concrete patios have lifted, and the soil level has raised so they are flushed with the basement vents. During heavy rains, the water flows directly into the vents and also seeps through the block walls.
There is no drainage, so the water saturates the soil against the basement wall.

The Solution

The HOA called McKowski’s to assess the problem and provide a solution.
McKowski’s removed the old concrete patio slabs and trenched along the backside and the ends of these three units.
The block walls were cleaned and any defect in the mortar was repaired. We the applied 3 coats of Temp-coat water barrier and dimple board to protect and seal the wall.
The downspouts were attached to a solid pipe system to prevent dumping the water directly onto the surface soil. We also installed a French drain system to handle saturation during heavy rains.
The concrete patios were repoured 2″ below the vents and sloped away from the building for proper water runoff.

The Result

The residents can once again use their basements without fear of their personal belongings getting water damaged and they have nice new patio slabs to enjoy being outdoors when the weather is nice.
McKowski’s has been contracted to repair any similar water intrusion issues throughout the property.
