Water Intrusion Repair in Rancho Bernardo

The Problem

A unit had water intrusion from the front and side wall of the bedroom. The water ruined the drywall and flooring.
McKowski’s was asked to identify the source of the water and provide a proposal to repair it.
The drywall was removed, and the source of the water intrusion was clear. On the front wall under the window, the weep screeds were buried in the planter soil causing them to rust and fall out. On the East wall where the roof drain came through the wall there was a large gap allowing water to run inside the wall deteriorating the water barrier. Due to the long term water intrusion the stucco was deteriorating along with the stucco wire and building paper.

The Solution

McKowski’s removed and replaced the weep screeds, building paper and stucco. We matched the stucco texture to the original texture perfectly so there is no visible evidence of a repair. The down spout connection was sealed.

The HOA and the resident can rest easy knowing that when the next big rain comes the water will stay on the outside where it belongs.
